What to do when you have dirty tenants and an inspector is coming to inspect your property?

my mom is refinancing the house and so she will have an inspector come in on sunday to inspect it.part of the inspection i assume will include the house she rents in the back, she recently went over to look at the other house and found it in very bad conditions due to the tenants, the walls are incredibly dirty and the house is not well kept with clutter all over it.is there anything we can do to make them clean the mess at least for the inspection?

Dirty walls will not make the property fail an inspection. They are looking for code violations. You could find out what yours are by contacting city hall. As for the dirty tenants, your mom can send them a letter giving them a set time to do some cleaning up or she will proceed with eviction.

Your mom should be doing a random inspection every 3-6 months to be sure the smoke detectors are in good working condition and look for leaks under sinks etc.You can give the tenants a 3 day to perform notice if the dirtiness is a fire hazard or a safety hazard or a heath issue.After the 3 days if they do not clean the property up she can then show the inspector that she has given them ample time to clean up the property. If they do not clean the property in that given time she can then give them a 30 day/60 day notice to move. (depending on your state laws)Best of luck for your mom

is it in the lease that they are required to have a tidy upkeep of the property??? I would go talk to them and tell them its a health hazard with them living that way. See if you can get them for fire code violation something little like that and then tell them they need to clean up the rest of the place. When I lived in my first apartment if they were concerned about the upkeep of an apartment they would post a note of the door saying they were coming in a few days to "check the fire alarms" if the apartment was filthy then they usually gave them a couple of days to straighten their act or they would be served with an eviction...good luck (I know what its like having filthy tenants ALL TOO WELL)

The inspector is looking for things that are in good working order and up too code not grime on the walls he will be looking at the electrical boxes, water pipes that have the right shutoff valves, Gas pipes for leaks as long as it is all up too code it well be cut and dry. like in and out hae a nice day. "at least?" Are you nuts? Don't you read your own lease? Every lease I know of carries a clause forbidding any illegal actions and requiring certain things beyond merely paying on time, including reasonably good housekeeping.Give them a written Three Day Notice to Comply. Tell them they have three days to clean the place up or they will be evicted. Then follow-through and do it.

If she keeps no better track of her investments then shw won't have it all that long. I doubt if the tenents will do anything if they live like that.Better to evict them and clean it and then re-rent it after the inspection.

The mess doesn't really matter as long as the house is up to code
