What needs to be done before a appraisal?

We are refinancing out house and I want to know what all really needs to be doen before the apprasier comes. I know it needs to be clean and the yard mowed, but what else?

Your furnishings have nothing to dowith the value of your home. It's basedon sq. ft., #of baths, #of bedrooms, finished basement, additions, up grades, landscaping, etc. All built in physicalaspects of your house. Also dependson comparable houses in neighborhood, age, location, amenities. Of course you don't want the house tolook like a slum, but don't knock yourselfout cleaning. More physical aspects thanlooks.

You want the appraiser to give you the highest value for your home. Most of the time what is important is the sqare footage of the property and any upgrades that have been made since purchasing the property. Keeping it clean and presentable is a bonus

Make sure everything is in good working order, and you might make a list of all the improvements that have been made, so you can call attention to these when the appraiser calls.
