What is the best way to ask if a person wants to refinance their house on the phone?

I have a part time job in telemarketing in mortgage refinance. The script I have are very cheesy. Can someone please share a better script for me please? Something that will interest the customers. I do cold calls and warm market. Other information on techniques or strategies will be greatly appreciate also. Need money to feed a hungry baby..

their is no magic bullet for what you are looking to do. its a very hard sell(extremely hard sell) its all about timing. you can say all the right things and if they are not looking, they are not going to do anything. but if they are looking you can say all the wrong things and if they are looking they might say "Yes tell me more" keep in mind that people like to do business with people they know and trust. think about it yourself for yourself. I'm sorry that you took that job. People will hang up on you. No one trusts a mortgage co. that calls people randomly. Maybe you could do daycare or babysitting.
