Warranty deed is done but appraisal district is still showing my name on the house what do i do?

well my parents actually are in the house and have pretty much been paying the mortgage, we finally got the warranty deed to court and the appraisal district is still showing my name online, also how am I supposed to get the lender to use there name so that they can refinance?

Assuming that the deed was recorded properly, then it is more likely that it may take the assessors website longer to update the online information. However, the lender will most likely ask for a copy of the recorded deed and maybe even do a title search. I wouldnt to alarmed it can awhile for the information to be updated. FYI: sometimes with certain types of refinances, your parents may need to have on title for 1 year or more, so ask your lender for more details on that, just in case. Hope this helps and good luck!

Depends on your local government. In my county, it can be months before the Appraisal district gets the records updated after a Deed is recorded. This is where the title company comes in. The lender will usually want a title policy insuring their lien position. The title company does the research so the lender knows who the title company shows to be in title. If the title company is satisfied that your parents own the home and is willing to issue title insurance, the lender does not usually have a problem with what the Appraisal district's website says.
