I won't be present to refinance the house and my husband needs a power of attorney from me to do it, i want to be protected and limit his ability to just refinance and not sell on my behalf. what specific power of attorney should i sign in order to always have my name on the deed and not let him sell the house when i dont want to.

You can give him a full power of attorney just for this real estate transaction the power of attorney will be dated the same day as your new mortgage and consolidation if you are borrowing new money. I would just go to a real estate attorney and they can create a power of attorney for you specifically for real estate and this one time transaction. Should not cost more than 100 bucks but worth it. Title companies dont do it

Talk to the title company escrow officer. They should have the form for you to use - the specific one you are looking for.
