Your husband made a grievous error in maintaining a joint property ownership after the relationship ended. You can only get her off the mortgage by refinancing the mortgage. Sadly enough, she can force you to either buy her out or sell. It's a harsh reality of a break up.If you have kept the mortgage current, perhaps you can talk to the mortgage company and simply purchase the house from her, not a refi, but a flat out purchase.
