My friend finished his basement and wants to refinance his house but he didnt get any permits for basement?

My friend finished his full basement without any sorrt of permets. there is a bedroom a laundry room a bathroom and a living room. All work has been done professionally, especially the electric work is done by a professional electriction (no permit), and there are no code issues. He is about to refiance his house through another bank, and he is worried what city will make him do if they found out that all the work in the basement was done without any kind of permets. The basement is really nicely done. the rough in was already there for the bathroom. I think he used the same plumber who worked in his house when he built it a few years ago. He lives in Windsor Ontario, and is not familiar what may happen. and how much fines he will have to pay. is there any jail time?

Sixpack, the city and the banks aren't online for one. Two, if your friend goes with the flow and doesn't himself raise the issue or concern no one else likely will. The bank will simply re-appraise the property at its current value. There won't be any flags raised on basement room configuration or uses.Mike LonerganTradesProfessional, Inc. http://tradesprofessional.com

Wasn't all this work done before your friend bought this house? I'm pretty sure it was wink wink. I bet nobody raises an eyebrow anyway. No reason worrying about trouble that hasn't happened yet and probably won't. I wouldn't.p.s. Don't they have better things to put people in jail for anyway?

Permits should have been gotten. It may slide by now, but not when it gets sold. During the refinance get enough money to cover the fees and penalties.Good luck

You said it was already roughed in. They don't know how far along the basement was finished. It's not a crime to finish your basement.Do I Need a Permit?Permits are required forAll new construction Any building addition Any remodeling that changes a building's structure, plumbing, mechanical or electrical system Any project that requires a property line or zoning review Adding insulation to your attic Selling a home, condo, townhouse or duplex On-street parking during the winter Recreational fires Using the off-leash dog park Purchasing a gun Finishing your basement doesn't fall into those categories since the basement was already started, isn't "new" construction, it's home improvement, not construction, and doesn't change the structure or electrical system, it adds to them, but doesn't change them..
