Me and my brother are owner of a house which was refinanced how can i remove his name and take sole ownership?

both name on deed(morgage). He does pay any of the morgage.How do i remove him and take sole ownership?

if your brother agrees to this you need a quit claim, in which the brother releases all claim to the property.

You both sign a new deed transfering the property to you alone. If you are asking how to take it from him without his agreement, that would be the same way that he can take it from you without your consent. BTW, the deed and the mortgage are not the same thing. The mortgage determines who pays, but the deed determines who owns it. There is no law that prohibits one from agreeing to pay for land that is owned by someone else.
