Mirage, LOL.Anyhoo, talk to some local lenders about options that may be available to you. So many people want/need to refinance, but are not in the position to do so.

What was the value of your house a year ago... NOW... deduct 20 PERCENT of that value and subtract it from the original value of one year ago... THAT is the current value of your house and you may be lucky to if you can re-finance 80 percent of that because THERE IS NO MONEY TO LOAN FOR RE-FINANCING... as in NO LENDING INSTITUTIIONS ARE LOANING MONEY... that is what the problem IS right now... the banks have money but they are no loaning it.. evern to each other.

Neil, you need to talk with local lenders. The most you will get here is solicitations. Only a lender can take into account your whole financial picture. And what is a "Mirage"? I assumed you meant "mortgage".
