I live in wisconsin and was wondering how soon we can refinance our house after purchasing it?

We closed Nov. 21, 2008 and now that rates are getting lower we want to refinance. Do we have to wait for a certain amount of time?

Check your mortgage contract. If it states there that you have to wait a period of time then you can't. Most of the mortgages you can refinance whenever you'd like.

If the interest rate is one point or more than what you currently have it would be in your best interest to contact the lender and see. You will be better off talking to them about it. They want to keep your loan in house so if nothing else talk to a competitor in the same town, see what kind of deal they can make you. Pay attention to closing costs and refuse to pay points. Your title work is up to date so that fee should be small just to update it from Nov.
