planning to refinance it on a 3/1 arm 30/year term and a rate of 7.5%. How much will my monthly mortgage be on a loan of$ 264, 000?

Your principal and interest paymetn will be roughly $1980 per month. I figured slightly on the high side though so you dont have a bad surprise. If you plan on selling within a few years that ARM isnt a bad idea. I really dont think interest rates will really get extreme anyway.

You should try for a fixed. If the market doesn't change by the end of the arm, you may be in for a big suprise when the new payment comes in.
