I have a joint mortgage if i refinance our house in my name only dose the deed have to change?

When you refinance the mortgage in your name the lender will only want the individual of individuals on the mortgage to be on the deed or title. Who ever is on the mortgage the lender will only want those individuals on the deed. All that are on the mortgage and deed must be approved by the lender and share the same responsibility to pay the mortgage.So yes the deed will have to change. Now once the loan has closed, you may if you so desire change and place anyone on the deed you desire.If you have someone on the deed currently that will not be on the mortgage the lender, during escrow will want these individuals to quit claim the deed to those that are on the mortgage.I hope this has been of some use to you, good luck."FIGHT ON"

The deed is the title to the property. If you owe the property with another and have a mortgage the same, and you refinance the mortgage, you have not changed the deed.
