Your state and local laws govern landlord and tenant relations, as well as business partnerships. You can sue them for many reasons and I bet you have great cause to win.Possession is 9/10ths of the law, so DO NOT MOVE OUT! Change the locks, too, if they have any keys.It seems you have a defacto landlord/tenant relationship as well as a business (investment) partnership. So, I have to ask--did you write up ANY documents whatsoever documenting this partnership? Get them. You will need them. Do you have a lease? Is your name not on the deed? You need a good real estate lawyer, too, and here's why: you will sue them in civil court for every penny you put up. And the total amount far outweighs what can be done in small claims court. This will be a big, formal trial.Your standing is as a business partner, where you paid all the bills. Did they pay nothing? You will show how much you paid, and demand that they buy out your interest in the property (PLUS interest!).

It's going to be tough, as with most situations, it will depend on state laws and whatever documentation was executed showing and describing exactly how this transaction was going to transpire. Did you sign the mortgage itself (not the note, the mortgage), I ask since if you signed the mortgage your in title to the property as you should have a better legal leg to stand on. If not, you could be in trouble, but I am not an attorney and you really should seek legal counsel for better advise. I hope if you learn one thing from this is that it's never a wise idea to have a co-signor, it can cause so many problems. While the intentions are usually noble, it usually turns for the worse, best of luck

they own the mortage they own the title - was real nice of you to make their payments for them but you don't own it - too bad you didnt have your intial paperwork written better - they just took you for a ride - now if you move they can rent it again or sell it and walk away with the proceeds

Danika
you can sue if only you have any thing in writing. If not they could and probably will say anything they want in court. you need proof that proves you paid the mortage and closing cost and anything else will help.

Charles
no you can't sue I don't think because it was just like you where renting it off them you don't own the house they offically do and they can make you move out when ever unless you made a contract with them

Ardis
That was a pretty dumb thing to do. Your sunk unless you have a lot of paperwork that you have been paying what you say you;ve paid. I'd get a lawyer and fast.

Angelo
Nope. You bought them a house. You have no legal claims, unless you hold title.

Jamel
I don't think you can sue, sorry.
