How to buy a house and quickly refinance?

I am looking to buy a house to live in. The house is in good shape but does need some attention. When I buy it will have equity already in the property. How fast can I pull some cash out to fix the property up after I buy?

There are many ways to look at this purchase..The seller might give you cash out at the end of escrow for certain repairs. You must be sure that the equity is in the proper ratio to refinance and repair. Get real comparative pricing on the houses in the area.Do not use a Realtor that is both the buyers and sellers agent.Of course there is always more to it than meets the eye.
