Do mouse traps and glue boards affect the value of my house when the appraiser comes in?

I am applying for refinance of my house. The bank is sending an appraiser to me. But I have mouse traps and glue boards in the kitchen and basement. Do those traps and boards affect the value of my home or the impression of my home to the appraiser? Thanks.

I would remove the traps on the day of the appraisal. Then put them back in place after the appraiser leaves. The reason is simple: the effect on the appraisal will depend on the individual appraiser's experience and training. Best case: no effect on value or extra inspections necessary because you house shows no signs of infestation. Worst case: The appraiser automatically deems you have a pest problem and recommends pest inspections and/or treatments, possibly rendering your house ineligible as collateral to that particular lender.Save yourself a possible nightmare. Put away the traps. However, if your house shows obvious signs of a rodent problem anyway, the traps are a moot point.

They will affect the impression of the appraiser but unless they find a pest problem, the value won't be affected.On the other hand, an appraiser may unknowingly place your home in a higher sale bracket because he doesn't know about your infestation. But an intelligent buyer will find out when they have the place inspected as part of their pre-purchase actions.You pointing out the pest problem and taking care of it before you sell it shows integrity on your part. Hiding the traps shows your dishonesty.

hi friend as stressful as this is please try not to worry about this the appraiser is not there to judge you or pick your home to pieces they will look at everything in a fair light and recomend good and the not so good things about your house try not to stress out over this not as hard or horrible as sounds ok not as hard to get refinancing as many think it isgood luck

One question that the appraiser must address is that of infestation. If the traps are out it may prompt comment in the appraisal but if there is no other indication of infestation the value should not be negatively affected. If the lender is extremely picky they will call for an inspection by a pest professional. Ultimately there is no way to determine if you have a problem or are using the traps proactively. This is all on the assumption that the traps are empty. :)
