Do i have to pay for the appraisal on my house if i was denied for refinancing?
CameliaI was getting my house refinanced and everything looked good so the mortgage company paid for my house to get appraised. After that, everything looked really good. The underwriters then came back and said their was a glitch on my credit report (that apparently didn't show up in the beginning of all this, right?) and since I wasn't able to provide them with "proper" docs to get it cleared up they aren't refinancing. Now, they have sent me a bill for the appraisal. Do I have to pay them for the appraisal? If so, do I have the right to demand to see the appraisal?
KatheleenYou are responsible for the appraisal. You also have to request in writing for a copy of the appraisal. The appraiser is a separate company & needs to get paid for their services!
BobbieIn almost all cases, you are responsible for the appraisal (I am surprised that the company actually paid out of pocket instead of having the appraiser get the payment from you before doing the work).Once you make the payment, call the appraiser and ask for a copy - tell them you paid for the appraisal and offer to show them the receipt (make sure you get a receipt from the company stating exactly what you are paying for, not just a "paid in full" receipt). The appraiser shouldn't have any problem at that point sending a copy (most of them can even e-mail it).
MollieYou usually have to pay for an appraisal upfront. The appraiser is an independent contractor who works separately from the finance company, so even though your loan did not go through, the appraiser already did a job for you - they need to be paid.
FayMost mortgage companies collect up front for the appraisal to avoid this. Unless you signed something they can't force you to pay. If you do pay you have a right to an original copy of the appraisal.
DeloiseYes, you can ask to see the appraisal and yes, you must pay for it. Your home would not have appraised if you hadn’t chosen to try to refinance. It’s a cost you chose to incur so you must cover it.
