You gotta try to sell it first. Foreclosure is the worst of all possibilties for your credit, etc. If you have equity, great if not, try a short sale (netting less than what you owe). You do not give enough info to tell what your financial reasons are, so it's hard to speak more on it. If you are doing a short-sale, get a reputable Realtor to help you. You will need them!
