If you are the only one on the loan docs then no one else will be on the mortgage. Since you are the only one on the loan the old co-signer will not be on the new mortgage loan.If this current co-signer is still on the deed of the house this person will be required to relinquish their ownership in the property when signing the new loan docs. Have you talked to a financial institution about refinancing yet? Have you been approved? If so then yes the cosignor/spouse/friend will no longer be on the loan.HOWEVER do you know how the house is titled and is this person's name also on the title and will it be removed by that person signing a quit claim?
